Location: Located about 65 miles N.E. of Missoula and about 9 miles S.E of Helmville, Mt. In the Chimney Mnt Range.

Acreage: there are various 20 and 40-acre parcels. Some adjoin each other. Most all the properties border private lands, but there are a few that border BLM land or State. The terrain is varied and all lots have great building sites for either cabin or house. The area is wooded and some lots have some open meadows. Utilities: There are no utilities in the area for about 7-13 miles so a generator or alternative power would be most reasonable. Propane heat and refrigerators are common and a there are a few propane trucks that will deliver depending on the time of the year. 

Access:  there are two access roads to these parcels, both directions are about 7-13 miles of dirt road that is not maintained in the winter so winter month’s access is seasonal depending on the amount of snow we get. Summer access is generally fine with a car. 

Taxes: parcels vary but they average about $300 per year. 

Driving directions: maps are available and will help you to get to the general area, but these parcels can be hard to find and specific directions are difficult to describe. 

There are two ways to get up in there, either Jens exit, which is 1 exit East of Drummond, then go North up Hoover Creek rd 10 miles and you enter the plat map in the bottom right corner, OR from Drummond go North up Hwy 271 toward Helmville, go 14.5 miles and turn right on Hoover Creek Rd. at 2.8 miles stay right, then just follow road in. at about 5.6 miles you cross a cattle guard and you have just entered the top left corner of the plat map.
